How professional mold remediation works
Bleach and paint don't fix mold — they hide it. Proper remediation removes the colony and the conditions that feed it.
1. Inspection & testing
Moisture meters and thermal imaging locate the source. Air and surface sampling (when needed) identifies the mold type and concentration.
2. Containment
The affected area is sealed with polyethylene barriers under negative air pressure, so spores can't spread to clean rooms during removal.
3. HEPA filtration
Industrial HEPA air scrubbers run continuously, capturing 99.97% of airborne spores down to 0.3 microns.
4. Removal
Contaminated porous materials (drywall, insulation) are removed and bagged. Non-porous surfaces are HEPA-vacuumed and treated with antimicrobial agents.
5. Moisture correction
The water source is fixed — leaks repaired, drainage improved, humidity controlled. Without this step, mold always returns.
6. Verification
Post-remediation moisture readings and (optionally) clearance testing confirm the job is done before barriers come down.
Signs you may have a mold problem
Musty odors
A persistent earthy smell in basements, bathrooms, or closets is the most common early warning — often before anything is visible.
Visible growth
Black, green, or white spots on drywall, grout, window sills, or ceiling tiles. What you see is usually the tip of the colony.
Health symptoms
Unexplained allergies, congestion, or respiratory irritation that improves when you leave the house can point to indoor mold.
Water history
Any past leak, flood, or chronic humidity above 60% means mold is likely growing somewhere out of sight.

Mold remediation FAQs
Most household molds are allergens rather than toxins, but all of them degrade your home and indoor air quality. Some species (like Stachybotrys, "black mold") produce mycotoxins that are genuinely hazardous. Testing identifies what you're dealing with — and either way, it needs to go.
For a tiny patch on tile, maybe. Bleach doesn't penetrate porous materials, so on drywall or wood it kills surface mold while the roots survive — and the water in bleach actually feeds regrowth. Anything larger than about 10 square feet calls for professional containment and removal.
Small contained jobs: $500–$1,500. Typical bathroom or basement jobs: $1,500–$4,000. Whole-house or HVAC-system contamination: $5,000–$15,000+. Cost depends on square footage, accessibility, and whether the moisture source needs repair.
